HK Ventures' 412,679-square-foot commercial/industrial complex on Route 25 in Calverton, called by planning officials one of the largest industrial developments ever proposed in the Town of Riverhead, gained final approval last night.

The Planning Board held a "scoping session" to establish environmental review requirements for a mixed-use development in Calverton and approved site plan and subdivision applications for other projects.

The town agreed to issue building permits, but not certificates of occupancy, for the 412,629-square-foot industrial complex before the state completes work on the Rt. 25/Edwards Avenue intersection.

The court last month dismissed the developer’s lawsuit challenging the Riverhead Planning Board’s decision in April to incorporate the intersection improvement into its findings on the developer’s application. 

A proposed 412,000-square-foot light industrial park on Middle Country Road in Calverton gained preliminary site plan approval yesterday in a unanimous vote by the Riverhead Planning Board. 

Riverhead Charter School Superintendent Ray Ankrum was among the speakers who took the podium to object to the HK Ventures proposal for more than 412,000 square feet of industrial space on Route 25 in Calverton, which he said would make already-bad traffic conditions "a nightmare."

HK Ventures' plan to build 412,000-square-feet of industrial space on a 30-acre site in Calverton will be the subject of a public hearing Thursday evening before the Riverhead Planning Board.

The Riverhead Zoning Board of Appeals granted permission for HK Ventures to construct warehouse buildings s 5 ½ feet taller than allowed by code, adding 2.25 million cubic feet to total building volume.

HK Ventures, the developer of a proposed 412,000-square-foot industrial park in Calverton, has sued the Riverhead Planning Board over a requirement that the State DOT must complete the reconstruction of the Edwards Avenue/Middle Country Road intersection before any town permits will be issued.

The State DOT plans to improve the Rt. 25 Edwards Avenue intersection by widening it and adding exclusive left-turn lanes at all approaches. But the state recently pushed back the start date for the project to next year, with anticipated completion in 2025.
