Riverhead is seeking proposals for a housing-led redevelopment of the town-owned lot across from the LIRR station.

Riverhead Town has cut ties with the master developers tapped in 2022 to redevelop the blighted area near the Long Island Rail Road station with housing and shops. 

Three years after developers debuted a plan to transform the area around Riverhead’s Long Island Rail Road station into a pedestrian-friendly center with apartments and shops, the project is being reworked and might finally be getting on its feet.

A proposed five-story, mixed-use apartment building on the corner of West Main Street and Sweezy Avenue has received preliminary site plan approval from the Riverhead Town Board

The Town Board will vote to approve the final site plan for the five-story mixed use building at the corner of Osborn Avenue and Court Street on Wednesday, making it the first project in the blighted Long Island Railroad station area to receive full approval since the town began revitalization efforts in the area last year.

A long-vacant eyesore in downtown Riverhead was demolished today to make way for a five-story mixed use building at the corner of Osborn Avenue and Court Street.

The town board on Tuesday voted unanimously to accept the recommendation of a committee it appointed last year to name RXR/Georgica Green Ventures as master developer for the transit-oriented redevelopment, which includes a town-owned, two-acre municipal parking lot located between the State Supreme Court building on Court Street and the railroad station.

Georgica Green Ventures, which is about to be named one of the master developers for Riverhead’s transit-oriented development, already has another mixed-use apartment building planned within the Railroad Avenue Overlay District. The five-story building proposed for 426-442 W. Main St., at the corner of Sweezy Avenue, will have 145 market-rate rental units, a 200-seat restaurant and a retail store.

A proposed five-story, 37-unit apartment building on Osborn Avenue and Court Street drew criticism from Riverhead Free Library, Riverhead Central School District and others at a town board public hearing Tuesday.
