Georgica Green Ventures, which is about to be named one of the master developers for Riverhead’s transit-oriented development, already has another mixed-use apartment building planned within the Railroad Avenue Overlay District.
The Jericho-based developer filed a site plan application in late December for a five-story building on a two-acre site at the northeast corner of Sweezy Avenue and West Main Street.
The development will consist of 145 market-rate rental apartments on the second through fifth floors — 9 studio, 89 one-bedroom and 47 two-bedroom apartments — with a 200-seat restaurant, retail store and parking on the ground floor.
The proposed building features an interior central courtyard, a 6,349-square-foot rooftop terrace, a gym and amenity space for residents on the second floor, where 11 apartments fringing the courtyard will feature terraces ranging from 197 to 454 square feet. Five of the 35 fifth-floor apartments will also feature terraces — three facing Sweezy Avenue on the west side of the building and two facing W. Main Street on the south side.
Studio apartments will range in size from 538 to 553 square feet, while the size of one-bedroom units will run from 600 to 817 square feet. Two-bedroom apartments will range in size from 927 to 1,263 square feet.
The development is proposed for two separate tax lots, the 1.5-acre wooded parcel at 426-442 W. Main Street which borders Sweezy Avenue on the west, the LIRR tracks on the north, and the property at 400 West Main Street, adjacent to Riverhead library, which is improved by a three-story office building. The second tax lot is a one-third acre site at 116 Sweezy Avenue, presently improved by a single-family home and detached two-car garage.
The 426-442 W. Main Street parcel will be cleared and the single-family home and garage on the 116 Sweezy Avenue parcel will be demolished to make way for the proposed development. The building with covered parking, both ground level and below grade, will be erected on the 426-442 W. Main Street site, while the Sweezy Avenue parcel will be improved with below-grade and ground level uncovered parking stalls.
There will be 216 (10 by 20) parking stalls in total, which meets town code off-street parking requirements for the proposed residential, restaurant and retail uses, according to site plan calculations.
The architect on the project is Jennifer Cheuk of the Stephen B. Jacobs Group.
In addition to being selected as part of the master development team for the town’s TOD, Georgica Green Ventures developed the Riverview Lofts building at 221 East Main Street. That development has 116 income-restricted rentals. It was completed in late 2020.
