Three fast-food restaurants and a 200-seat sit-down restaurant are being proposed for the seven-acre site on the corner of Route 58 and Mill Road — the former Long Island Cauliflower Association auction block.
Riverhead Town planner Greg Bergman went over the details of a revised site plan application with the planning board at its meeting last Thursday. The original site plan depicted 42,058 square feet of new retail space distributed across three buildings, as well as a 4,935-square-foot fast food restaurant with a drive-thru window.
The amended site plan shows four building areas, all restaurant uses.
One of the proposed restaurants is a 5,625-square-foot Chick-fil-A, with drive-thru and outdoor patio seating. It would have 70 indoor seats and 20 outdoor seats.
The second proposed restaurant is a 1,425-square-foot Dunkin’ Donuts with a drive-thru, 20 indoor seats and 20 outdoor seats.
The third proposed restaurant is a 2,600-square-foot fast-food restaurant with an as-yet unidentified tenant. It would have a drive-thru and 40 indoor seats.
The fourth proposed restaurant is a 6,400-square-foot sit-down restaurant with approximately 200 seats.
The amended site plan shows two points of access on Route 58, an entrance and exit, right-turn in and right-turn out, Bergman said.
There plan proposes two points of ingress/egress on Mill Road, both lining up with the entrances/exits to Riverhead Centre across the road.
Planning board members suggested minor changes to the proposed site plan. Vice chairman Ed Densieski said the developer should provide a sound wall on the northern boundary of the site and perhaps part of the western boundary, to shield adjacent residences from noise and headlights. He also said the proposed vegetative buffer, which he called “flimsy at best,” had to be improved.
Doug Adams of Young and Young, representing the applicant, said he will review the town’s comments and make adjustments accordingly.
The mostly vacant site is currently developed with a vacant warehouse.
