The public got a first look last week at plans for a mixed-use development on Middle Country Road in Calverton, with 36 apartments and 30,000 square feet of commercial space, as well as an adjoining nine-lot residential subdivision.
Plans for the 15.9-acre site were aired at the Riverhead Planning Board meeting Thursday.
The site is located on the north side of Middle Country Road in Calverton, between J&R Steakhouse and Miloski’s Poultry Farm, approximately 475 feet west of Fresh Pond Avenue.
The 36,375-square-foot, two-story, mixed-use commercial building would be located on the 10th lot in the subdivision, a roughly five-acre lot fronting Middle Country Road, located within the Hamlet Center Zoning District.
The commercial building would have two wings providing a total of 30,000 square feet in commercial uses, including potential retail shops and professional offices, on the ground floor. The second floor would provide 36 rental apartments ranging in size from 812 square feet to 825 square feet. The site plan calls for the development of 177 parking stalls.
Nine other proposed lots would be created on the remaining acreage, which lies in the Residence B-40 Zoning District. Seven of the proposed lots are about 40,000 square feet each and designated for single-family residential development. Another lot, about 31,000 square feet would be set aside as a recharge basin for drainage purposes. A 77,000-square-foot lot, adjoining the commercial parcel on the north, is the proposed site of a 15,000-gallon-per-day wastewater treatment facility.
The proposal complies with the requirements of the applicable zoning regulations and is permitted as of right, the application states.
The property is located within and would be served by the Riverhead Water District, according to the application.
Senior Planner Greg Bergman reviewed the proposal with Planning Board members and representatives of the applicant TJOC Real Estate Holding of Stony Brook.
In attendance on behalf of the applicant was Michael Kelly, member of the limited liability company, consultant Victor Prusinowski of Riverhead, engineer Matthew Aylward of Robinson & Muller Engineers of Huntington, architect Phil Giordano of BLD Architecture of Patchogue and attorney John Bourquin of the law firm Egan & Golden in Patchogue.
The property is currently owned by Calverton Hamlet Center LLC.
On Thursday, the Planning Board classified the applications as a Type I action for purposes of review under the State Environmental Quality Review Act. The board directed the Planning Department to distribute a SEQRA coordination/lead agency request to 10 involved agencies, along with a request for lead agency.
