 Updated- 3 p.m. A public hearing on the subdivision and mixed-use development of roughly 16 acres of vacant land on the north side of Middle Country Country Road, west of Fresh Pond Avenue, has been scheduled by the Riverhead Planning Board for Sept. 4 at 6 p.m.

The hearing is actually a combined hearing on the draft environmental impact statement for the project, which was accepted by Planning Board resolution on July 17, when the board also authorized circulation of the DEIS to involved agencies and making it available for public review. The Planning Board on June 5 initially rejected the DEIS as inadequate for public review, which led to the document’s revision by the developer.

The proposal calls for the the creation of seven new residential building lots ranging in size from 40,001 sq. ft. through 43,891 sq. ft., a 31,082 sq. ft. stormwater management parcel, a 77,094 sq. ft. sewage treatment plant (STP) parcel, and a 217,096 sq. ft. (roughly 5 acres) parcel with mixed-use zoning.

The developer seeks to develop the 5-acre parcel, which has frontage on Middle Country Road and is zoned Hamlet Center (HC), with a mixed-use development consisting of about 30,000 sq. ft. of ground-floor commercial space and 36 one-bedroom apartments on upper floors.

Among other actions taken at last week’s meeting, the Planning Board:

Granted preliminary site plan approval to the site plan application of Sandy Pond Links for three 7,200-square-foot trade shop buildings, a 1,040-square-foot manager’s residence and a 3,100-square-foot clubhouse  at Sandy Pond Links, located at 1521 Roanoke Avenue in Riverhead.

Retained L.K. Mclean Associates as its traffic consultant for a traffic engineering assessment for the Summerwind Farms subdivision application seeking to subdivide an existing 30.128-acre parcel of land located at 200 Peconic Bay Blvd. in Aquebogue.
