The Dimon Estate, a restaurant formerly known as the Jamesport Manor Inn, is up for sale.

The restaurant on Manor Lane in Jamesport was put on the market by owner Kar-McVeigh after the Riverhead Town Board approved a special permit this month granting permission to expand the existing restaurant. The approval limited the expansion by roughly 10% of the additional space Kar-McVeigh was seeking.

The Oct. 3 approval capped years of wrangling between the town and the property owner that included multiple lawsuits, including two actions currently pending in State Supreme Court that were put on hold pending settlement negotiations between the parties. The town’s principal objections were the use of the property for catered special events, such as weddings, held in a tent on the site, and the noise of activities associated with the events.

After the parties agreed to the pause in litigation, the Dimon Estate applied for a special permit to construct a 6,045-square-foot addition to the existing 3,346-square-foot restaurant, which would provide an additional 170 seats, a proposed covered patio and patio areas with additional parking.

Instead, the Town Board in a 3-1 vote, with Council Member Ken Rothwell dissenting, approved an addition that would provide 600 square feet of additional dining area and an additional 40 seats. The Town Board in March 2007 approved special permit with similar conditions.

The 3.13-acre site is located in the Agricultural Protection Zoning Use District. The restaurant is a pre-existing, nonconforming use.

The property listing, posted to the commercial real estate website LoopNet by Hamptons Commercial Real Estate/Compass. The asking price is $3.25 million.

“This property has been a labor of love for us, and we’re excited to pass the torch to a new owner who can continue its legacy of exceptional dining and unforgettable events hosted on-site,” Matt Kar, Kar-McVeigh principal, said in a written statement.

When reached by phone, Kar declined further comment but said he intends to continue operating the business until the property is sold.
